Why here
The Index covers the whole of Cartagena. If it exists and it is on the market, we tell you where it is.
Nights plus cleaning, or rent plus HOA fee plus utilities. The whole bill, before you write to us.
Three levels declared on every listing. We never claim to have visited what we have not visited.
Levels
We visited this property, confirmed it matches the photos and reviewed its documents.
Price, availability and conditions confirmed with the owner.
Market reference information. Reserve Noble has not inspected this property and this listing is not an offer to book.
How it works
By neighborhood, by how many of you there are and by what you want to spend. Every listing publishes the full price.
On WhatsApp, with the property already identified. We confirm availability and conditions.
In person or on a video call, before you pay anything.
A written contract, stating what is included and what is not. What you see in the photo is what you get.
Owners
We put it to work.
You do not have to list anything or learn a platform. You write to us, we come, we photograph it, we publish it and we run it. You get the statements and you get the money.

Questions
It depends on the neighborhood, how many people it sleeps and the season: December, Easter week and long weekends are priced differently from May or September. Every listing publishes the nightly rate, the minimum stay and the total you pay, with cleaning already included.
Under 30 days is tourist accommodation: it requires a valid National Tourism Registry (RNT) and the building bylaws must expressly allow it. From 30 days onward it is an urban housing lease, governed by Law 820 of 2003, and that registry is not required. That is why some buildings can only be rented monthly.
Yes. Every listing publishes the total you pay, not the headline figure. For nightly rentals it adds the nights plus cleaning; for long-term leases it adds rent, the HOA fee and the estimated utilities. If something is not included, the listing says so.
If you want to walk to restaurants and plazas, the Old Town and Getsemani. If you want a beach and a building with a pool, Bocagrande, El Laguito and Castillogrande. If you want quiet and a lower price, Manga, Marbella and Crespo. If you are coming for several months or with family, the Zona Norte and Serena del Mar.
For nightly rentals there is no co-signer: you reserve with a deposit and the listing states how much. For a long-term lease, most owners ask for a Colombian co-signer or rent guarantee insurance, and every listing warns you before you write to us.
Yes. There is no nationality restriction on buying a home in Colombia. You need an ID document or passport, and you register the foreign investment with the Banco de la Republica through the bank the money comes in by, which is what later lets you take the proceeds of a sale out of the country.
Deed and registry costs, split between seller and buyer as agreed, the beneficencia and registry tax, and that month HOA fee. Every sale listing publishes the estimate so the figure does not appear on signing day.
The lowest price in a development is usually its first day of pre-sale, and the down payment is paid during construction instead of all at once. In exchange you take on the handover timeline. Every development in the Index publishes the handover date and what you sign at each stage.
The certificado de tradicion y libertad, which is the title and encumbrance certificate, that the floor area matches the deed, that there are no unpaid HOA fees or property tax, and the building bylaws if you intend to rent by the night: some buildings do not allow it.
Nothing. Listing in the Index is free and we do it for you: you do not upload photos or fill in forms. You only pay if you hire a service, and the terms are agreed in writing before we start.
It depends on its condition. If it is furnished and ready, it is published the same day we visit. If it is unfurnished, we tell you what it needs and what it costs to get it ready before we move a single piece of furniture.
By the night you bill more per occupied night, but it demands daily operation, cleaning, guest handling and a tourism registry, and occupancy swings hard between seasons. By the month you earn less per night and you earn stability, without depending on the building allowing tourist use. We tell you which suits your building and your apartment specifically, not in the abstract.
A valid National Tourism Registry (RNT) in the name of whoever provides the service, and building bylaws that expressly authorise tourist use. If your building does not allow it, the way out is monthly rental, which is not subject to that regime.
We publish the neighborhood and an approximate point, never the building or the number. It protects the owner, it protects whoever visits, and it stops anyone from copying your listing elsewhere.
